Owner Builders must obtain a Building Inspection Report for any owner built works built with a building permit within the last 6 years and 6 months.<\/strong><\/p>\n

This must be included in the Section 32 prior to entering into a Contract of Sale. Failure to do so may result in the purchaser voiding the contract prior to settlement. This report is required to be undertaken by a \u2018prescribed practitioner\u2019, as defined in the Building Act, which includes building surveyors and inspectors, engineers, architects (i.e. this excludes builders and trades people). Insurance. For domestic work only if the trade value of the work is more than $12,000 a report and warranty insurance is required. Trade value of work less than $12,000, or non-domestic work, requires a report only and no insurance. Works constructed without a building permit can obtain a defects report but most likely won\u2019t obtain insurance for the job.<\/p>\n","protected":false},"excerpt":{"rendered":"
